Syndicated Property Deals

NCB Wealth Management has access to a wide range of property investment opportunities in selected locations such as Ireland, UK, Europe and the US.

We work with a large number of deal originators, both domestic and international, and are totally objective when evaluating any property opportunities on behalf of our clients.

We have seen the volume and scale of property investment transactions increase significantly over the last few years, and as lot sizes have also increased, so too has the prevalence of property syndication.

A syndicated investment is basically the pooling of resources to spread the risk and costs associated with investing in the property market. Usually a syndicate allows an investor to gain exposure to more expensive properties in prime locations which can attract prime tenants.

Typically, the property is acquired using a mixture of borrowings and equity with an approximate 75% debt/equity ratio and rental payments are used to service the interest on the debt and pay general maintenance costs. The investment term is usually 5-7 years and minimum investment sums vary from deal to deal but typically start at €100,000.
